Margaret Freund has been a private developer in Richmond for over 20 years, with projects representing nearly $70 million of investment in the City.
A leader in the development industry, Margaret is continually exploring new ideas in commercial and residential development, infill, historic renovation, financing and sustainability. She concentrates much of her work in the City’s Old & Historic Districts, which adds a level of complexity and care to each project.
Margaret’s eye for potential and love of urban transformation has yielded such projects as Bottoms Up Pizza and the Flood Zone (before there was a flood wall); Lady Byrd Hat, now the gem of Richmond’s Canal Walk; Canal Crossing, overlooking Richmond’s historic Triple Crossing; Haxall View, a former eye-sore that is now transformed and home to both residential and commercial tenants; and her own office building, the previously neglected Robert Fulton Elementary School, beautifully restored and now known as Fulton Hill Studios.
She served on ULI TAPS for the 2nd Street Project in Richmond, Va., and was the first president of the board of directors for Art 180.
Margaret received a CREW Richmond Top 20 Women in Real Estate award for 2010, and was recently appointed by the Mayor to the Comprehensive Economic Development Strategy (CEDS) task force. She received her JD from Washington and Lee University and her BA in Political Science from the University of Massachusetts at Amherst.
Paul Bratten
Paul Bratten is a Business Manager in the Property Management and Pre-Development divisions of Fulton Hill Properties.
Previously, Paul worked for Tattersall Advisory Group as a VP on the portfolio management team, where he served as the group’s commercial real estate credit expert for the analysis and trading of Commercial Mortgage Backed Securities (CMBS). Before joining Tattersall, he was an Associate Director at Bear Stearns & Co, Inc. on the CMBS trading desk, specializing in the credit analysis for below-investment-grade CMBS, CMBS credit default swaps and index trading. Prior to joining Bear Stearns, he was a commercial real estate loan originator and CMBS credit analyst for GMAC Commercial Mortgage.
Paul received his Bachelor of Arts in Economics from the University of Mary Washington.
Sarah Krumbein
Sarah Krumbein is an Operations and Project Manager for Fulton Hill Properties.
She began her career in real estate as an agent for All Points Real Estate in Brooklyn, NY. Sarah worked as a freelance construction project manager in Richmond and New York, building spec houses and renovating apartments. Prior to joining our team, she worked as an estimator and project manager at LMA Group, a high-end residential general contractor in Manhattan.
Sarah received her BA in History from Hampshire College in Amherst, MA.
Rene Gant
Rene Gant brings 27 years of accounting and office administration experience to her role as Controller for Fulton Hill Properties, with particular expertise in tax procedures, financial reporting and operations.
Prior to joining our team, Rene was Manager and Treasurer at The Peck Company [formerly Peck Iron & Metal Company] for 17 years.
She has been a member of the Notary Public Commission since 1989.
Paris Kyzer
Paris Kyzer is Facilities Manager for Corporate Facilities held by Fulton Hill Properties. His tenure in the construction business spans more than twenty years.
His early affiliation with Merritt Meridian Construction in Virginia, as manager of logistics, led to various positions as start-up operations manager for several retail store openings in Virginia. He joined Dynamic Systems, a Texas mechanical contractor, in 1997 to provide construction analytical services for their high purity QC/QA team at several semiconductor facilities, and was promoted to logistics manager for their eastern U.S. operations.
In July of 2006, Paris was recruited by the M.W. Blake Construction Company as senior field superintendent where he oversaw erection of pre-engineered metal buildings, coordination of subcontractor trades, interior build-outs, safety implementation and building inspections.
